Channel Settings - Airbnb

This section describes the channel-settings that accommodation partners should complete when they are onboarding to Airbnb

This page informs you as the accommodation partner about the channel settings of Booking.com and how to fill this page in correctly. One can navigate to this page via Channels → Channel Settings, or via Channel - Channel Overview - Airbnb and then via the quick-link to Channel Settings. It will open this screen, with all the settings available for Airbnb:

The Airbnb Channel Settings have two tabs each with sections, Channel Settings & Host Account Information, which is discussed in another article. Here we concentrate on the actual Channel Settings: We will now go over each section to explain what the settings are used for.

Booking settings

Instant Booking Allowed Category Here the partner can select what allowed category they select for instant bookings. Note: the rest of the travellers can still book, but then using the request to book model, which is supported via NextPax. The options here are:

Long term cancellation policies If a partner wishes to receive long-stay bookings, 28 nights or more, they need to select one of the 2 long-term policies available. Hoover over the information icon to read what each policy exactly entails.

Allow request to book if beyond property min/max arrival-length of stay boundaries.
These functionalities can be used if you want to still receive requests, if the traveller would like to enquire about the accommodation, when they are searching for a stay that's longer in length of stay allowed, or within your Min Arrival Days period (last-minute).

Limit Pet Capacity to One Only use this functionality if you are willing to accept pets across all your properties, but you are unable to send NextPax your pet occupancy per accommodation (type). Then we will assure that we update the pet capacity to 1 on Airbnb, making the property available for travellers with 1 pet by maximum.

Instant Booking Welcome Message Please use this box to provide free text, without url's, phone numbers, and email adresses to welcome the guest immediately after they made an instant booking on Airbnb. An example of how that looks like on Airbnb post reservation, is shared below.

Regulatory Settings

This section has all the settings to provide on a property manager level to Airbnb, aside from the property level license information we need to send to Airbnb. 

Host Country of Residence: HQ location country of the accommodation partner in question.

Business Tax ID: VAT / Business TAX ID

Regulatory Email: Legal email of the property manager (often same as host account registration email). Please check and provide accordingly here.

Regulatory Full Name: Legal Name of the accommodation partner.

Transient Occupancy Tax ID (FR): Only provide when operating in France and you are subject to this. Airbnb needs this ID to report to the authorities that Airbnb remitted these taxes for you.

Then you need to explicitly tick this box before this information is sent out to Airbnb. Failure to complete the regulatory information will lead to accommodation being rejected on Airbnb.

Pricing Settings

This section provides some of the available settings for Pricing, that can be applied on all properties. 

Default maximum Length of Stay: If you have a default maximum of length of stay you wish to use on Airbnb, please add it here. Please take note of the red warning, if you put a max of length of stay of more than 47 nights, Airbnb will mix rates, for those stays longer than 47 nights.

Disallow pass through taxes: Please select if you don't want to allow pass through taxes.

Content Settings

Extra content related settings that we can apply on accommodation partner level:

Show Exact Location to a guest before booking: For conversion better, if this functionality is ticked yes, in some occassions owners may want to execute more privacy of their homes and only disclose exact location post booking.

Provide Essential Amenities: If you as a host provide these essential amenities across all your accommodations, feel free to tick yes.

Only use descriptions in English: If you only want to share English descriptions with Airbnb, and let Airbnb take care of translating them, tick yes. Else provide descriptions in every language under NextPax --> Properties --> Descriptions.

Use Hotel/Park/Resort Pictures for each room/house type: Since Airbnb doesn't support content for the hotel/park/resort, we can upload these to the different room types/house types that are distributed as separate listing profiles.

Weapons are stored by owner, on the property Applicable in countries where guns are allowed, and especially relevant for the US. If weapons are stored, accommodation partners need to select YES. Don't activate this functionality if this doesn't count for ALL your homes. More information on the obligations of reporting on weapon storage & usage: https://www.airbnb.com/help/article/1529

General Settings

If you can't make this through your normal availability, you can select the number of days needed for turning over the property as clean again, post a booking.
